About project

The project is being built in a small picturesque town of Livade located is in the vicinity of Motovun, a small city very well known for its truffles. Close to the property, is an old railway line which once connected Poreč and Trieste, and now serves as a popular tourist and bicyclist attraction. In front of the property there is a small creek which flows in to the Mirna river.

Within this project financing, we offer the possibility to invest into the Villa Viktorija, which is a vacation home with a pool. The financing consists of the land purchase, project development and construction of the villa to its final turn key ready phase.

The project managers, CAPITAL PARTNERS jsc, is collecting 140.000 euros in a three month period.

The development of the entire project in the town of Livade includes the construction of about twenty villas with pools, as well as landscaping of the entire project area. The buildings are independently financed and not dependent on the other projects. The Villa Viktorija  will be located on a plot of 1164 m2 and will consist of two stories/floors with a total net area of 156 m2 with a large garden and a swimming pool. It will be built in the typical Istrian style using high quality materials. The earthworks will begin on December 01st2019, and the construction will be completed until the end of the summer of 2020.

The sale prices are set from 215 000 to 235 000 euros, which is approximately 1400 EUR/m2. The estimated profit per year is 9%. The refund takes place at the end of the investment. CAPITAL PARTNERS jsc, in its capacity as project manager and investor, commits to paying quarterly return to the investors.

The estimated economic rate of return is 10,4%.
